QHB (Qualified Home Buyer) seeking Single Family Residence!
Yikes....it's crazy out there and all I want to do is buy a single family home in Riverside, California.
I've submitted multiple offers (14 and hoping the next will be lucky 15.)
I jump out of bed at the sound of my phone pinging with new email alerts. (Trying to be the first buyer to view and get my offer in first.)
I've stopped negotiating, my agent started writing full price offers on # 7.( We are even coming in 5 -10% above list).
I'm not even asking for concessions.(No home warranties, no closing costs, nothing, nada).
So why is it I just can't win the home of my dreams? They tell me it's now a seller's market and buyers everywhere are trying to take advantage of the 2004 pricing we are seeing right now in Riverside, California. Ideally I could possibly buy a newer home with all the bells and whistles like granite counters and stainless steel appliances.The landscaping could be completed and might even have a pool (but I not holding my breath for that one).
I am qualified, willing and able. My agent and I come fully equipped to each battle. (At least it feels like a battle to me, almost like I'm going to war.)
I have my pre-approval letter from a well respected bank, which I update every 30 days, so we are not submitting expired documentation. I have my proof of funds, a copy of my earnest money deposit, 3% of the purchase price so you know I'm serious. We have even added a buyer's love letter to the seller.
So tell me, what am I to do?
