Different Approach to a Presentation

By
Home Stager with Judy Heinrich Home Staging

Yesterday I had the opportunity to give a presentation to a real estate office thanks to Carrie Gorsuch, a Realtor I met at an open house in December. Carrie was fantastic and made all the arrangements for me to come in and talk to agents in her office about my business.

Normally this would terrify me, as I hate to speak in front of a room full of people and this was a large office.  But it turned out fantastic!  Instead of talking to a room full of people (half of which probably aren't interested) I set up in the conference room a display with pictures and provided muffins and pastries, coffee, etc.  I had a little showtime theme going with the headline "It's SHOWTIME - Make Sure Your Listings Get Top Billing".

What I enjoyed the most was agents were able to come in as their time permitted, look at my information, talk to me personally and I was able to tell them what I had to offer, etc.  It was really great because there was more interaction with the agents and I truly felt they were interested in learning about staging and my business and what I could do for them.   I had a drawing for a free consultation as well.  Turns out, Carrie tells me, the gentleman that won was a top producer in the office (how lucky for me!).  And to top it off, I walked out of there with an appointment on Monday to take a look at an agents listing.   Then I had to run off to do a consultation (more to follow on that one).

The display approach is a great low key, low push presentation that gives the gift of time.  Agents can view it on their schedule... not anyone else's.  And agents always like food, I've found. :)  I'm glad it worked out so well for you.

Hi Judy...I didn't get a chance to comment on your WONDERFULLY CREATIVE idea but now I'm going to!  WOW! I thought this idea was brilliant and soooo creative!  I would love to "borrow" this down the road. Great job! Keep us updated on how many jobs you received from this!  Thank you for sharing!
By the way...did you just take fabric and use a hot glue gun for your curtains?  Where did you get the cute little popcorn boxes?

Teresa - I acutally stapled the fabric on the backside and flipped it over so you wouldn't see the staples.  I got the popcorn boxes at the party store.   Like Debi said, it was a low key approach and agents were able to veiw it on their own schedule which was key! Out of an office with 94 agents listed, I only met with about 15 and out of those I've gotten two jobs so far and another one coming up in two weeks.  I have no doubt that I will be hearing from them as new listings arrive, the feedback was really positive and once the other agents see what I've done, I'm sure it will catch on.  Staging is still a pretty foreign concept around here.

Judy - did you leave the presentation borad at the office for a few days?  I think I may try that approach and possibly catch the attention of more realtors.

Did you buy a black board, or is that covered also?  Great look with the curtains on either side.  You are sooo creative:-)

Denise - I took the board home with me...good idea though to leave it there for a couple days with cards and brochures!  I used a black tri-fold foam board, like the kids use for science fair projects.

Sounds like this was a hit!    I like it when you can interact with a service provider on your own time instead of sitting through a presentation - reminds me too much of school!!!  Good luck!!!

What a very clever idea!  A casual environment promotes casual conversations and the one-on-one that's ever so important.  Great job.

Judy - I don't know how I missed this post...I agree that an informal presentation puts eveyone at ease and creates an atmosphere where agents can interact with the stager on a more personal level.

In these rather tough times, the innovative will surpass those who want to continue to do business the same way they did during the boom.  Thanks for your post.  Every new idea inspires me.

Judy,

This is an excellent approach and would appeal to someone like me who loves people, but doesn't have much time.  I can't stand sitting through vendor PowerPoint presentations.  If I saw you and your display in my office I would go up to you just to say hi and then ask you exactly what I needed to know.   It would take about 10 minutes and I would probably get as much info as I get out of a 45 minute formal presentation because I could obtain exactly the info I needed.

Thank you all for your continued praise!  I really appreciate it.  I'm doing this "presentation" again tomorrow for another office.  As much as Gail said above she doesn't like to sit through long power point presentations, I don't like to give them.  I'd be way too nervous and definitely not make a good first impression.  This format is in my comfort zone and I'll continue to market myself and my business through as much personal contact as I can... it's what works best for me!
