Is The Price Flexible?

Price FlexibilityI’ve been asked is the price flexible multiple times this week. I have to wonder when agents ask…are they testing me?

 

Is this a test to see if I know the Code of Ethics?

 

Is this a test to see if I don’t know that disclosing that information would be a violation of confidence?

 

Or maybe they just think I’m dumb?

 

One thing I do know is I’ll never disclose my client’s personal or financial information. It’s a waste of time to ask me if the price is flexible. Whether I know the answer or not it’s never going to be disclosed. So, if your client is interested in one of my listings submit an offer and we’ll go from there.

You can only disclose things of this nature that your client has authorized you to disclose in writing.  I too have had agents ask if the price is flexible, or will your seller accept X?  My answer is the same as yours, "I don't know.  Submit an offer and let's find out.  One recently said that in the interest of time, what price would I suggest they offer on my listing.  I said that a full-price offer would probably work.

Amanda... I get that question asked more than any other by the prospective buyer on my listings.  Easy to answer, "Oh, I am sure they are, but I do not know why you would like to offer more than the list price, but please do".

Amanda, funny you should say that --- I asked a Seller's agent this week what the motivation was of the sellers thinking they would not answer, BUT THEY DID!    They cannot shoot you, but should not reveal!

Hi Amanda -- I received a phone call yesterday asking me for feedback for her new listing --- I was kinda vague and without even asking the question she told me --- just bring an offer if your client thinks the price is too high.  Yikes!   You better believe I conveyed that information to my buyer client.

Good grief it must be in the air...... I've heard this question several times lately as well...Is The Price Flexible?  My answer always the same, "Make us an offer and we'll see what my sellers think."

LOL.....What they said!  The price is only flexible if the seller looks at the offer, looks at their situation and determines that there is a little room to flex.

Amanda - I get asked that question all of the time and my favorite is when they "don't want to waste anyones time"...which they really mean is they don't want to put the effort into writing an offer that may be declined. Seriously buyers will put it in writing regardless of their terms.

I too have been asked the same question recently, and respond by "we won't know until your Buyer writes an offer."  Wish I had the courage to give Roger's response " I do not know why you would like to offer more than the list price, but please do" -- with my luck, a response like this would cause bad feelings.

I hear that one frequently too, Amanda.  I always say, "Throw and offer at it and we'll see."  I don't think a lot of folks really think it through.

Mike, I agree. Unless they're just hoping for an agent to slip up they couldn't possibly be thinking things through. I think it perplexes me even more in our current market with so many properties seeing multiple offers.
