Electrical issues.
We'll start off by looking at the service to the home and what we found when inspecting the home was this. Look at the power service head.
It was so small I though it was a extension cord connected to the home. But it is real service to the home.
Next was the service disconnect. Then came the shocking truth.
The servie disconnect has a fuse box. It has only 40 amp fuses for the entire home.
This is way too small for the home. When I mentioned this to the buyer she said this.
"we know about the electrical service, we can't run more than one thing when the stove is on".
Here is the kicker. The home has mounted on the interior wall a FEDERAL PACIFIC PANEL.
This panel has a total of FIVE count'em FIVE breakers for the entire home.
I could not find where the Stove was connected to the system. I did find the breaker for the stove. But not where it was connected to the power source.
The panel has 12-2 wiring but the plug to the range is a 30 amp plug wired correctly.
Also pulling on the system is a dryer connection in the utlity room that draws another 30 mps.
No wonder they can't run anything when the kitchen stove is being used.
There is a gas supply line at the base of the range but not being used.
I'm really surprised that the home had not had an electrical fire by now.
