There are no surprises here. Crofton is closer in to Washington DC, and while technically still part of Anne Arundel County, buyers that are displaced from Prince George's County can find lower prices, lower taxes, well regarded schools, and a true suburban lifestyle away from the hustle and bustle inside the Beltway. Glen Burnie has affordability going for it. Commuting to either Baltimore or Washington DC are option for Glen Burnie residents. There is also waterfront, waterview, and water access homes in the area. New construction is also available in the area.

When few sales occur and homes in higher price brackets sell, this tends to pull the average sales price up. Davidsonville tends to have larger homes on larger lots and therefore higher average sale prices. The spread between Harwood and Edgewater, while 50-plus thousand dollars, really is not that wide for current conditions.

In my opinion buyers are still under shooting this market and sellers maybe over reaching, suggesting that current market conditions are more balanced than buyers and sellers think. Inventory remains is stable (increasing just every so slightly over the last three to four months) just under 2,400 properties on market. With just a little over 1,100 new listings coming to market in April, this was balanced by 790 new pending sales. Settled transaction were 545 in Anne Arundel County for the month of April 2013. The median sold price is up 7.6% from March 2013 and up 4.0% from April 2012. The original list price to sold price ratio is the highest it's been in five years and is now at 94.2%.
Low inventory, low interest rates, rising prices and seller equity have converged to create opportunities for both buyers and sellers in today real estate market. This remains an unprecedented time in which to purchase a home or sell a home.
