Princeville Kauai condo (and house) + short sale update for the week of Jun 16th to Jun 22nd

The condo market is still moving forward, with two new listings, one of which came on the market showing as sold. Three units went into escrow and two more are heading towards close of escrow as they changed status to “under contract.” Even the Princeville residential market is showing signs of life, with three new listings, three homes that went into escrow and two that moved to “under contract.” Take a look for yourself:

New Listings:

Paniolo 106 is new on the market priced at $395K. This is one of the rare free standing units. It sold in 11/87 for $93K as a leasehold property and was converted to fee simple in 9/05 for $70K. Kamahana 6 last sold for $395K in 5/11 and came on the market this week showing as sold for $450K cash.

Contingent:

Single level Puamana 25A is now in escrow priced at $399K. This until sold for $490K in 2/07. Makani floorplan Nihilani 34C went into escrow while priced at $569K after 95 days on the market. It was purchased from the developer in 5/09 for $650K. Ocean view Ali’i Kai 3201 found a buyer within 15 days while listed for $699K. This fully furnished unit last sold for $148K in 11/88.

Sales:

The developer’s Ka’iulani 54 sold for $1.025M while listed for $1.099M. As is often the case in these well priced short sale condos, Plantation 1711 sold for over the asking price of $339K, closing for $360K cash. It was purchased previously for $599,999 in 11/07. As noted above, Kamahana 6 sold for $450K cash.

Under Contract:

Ocean view Sea Lodge F6 went from in escrow to under contract with a list price of $399K. It last sold for $565K in 12/05.

Will June 13 statistics pass June 12? Last June there were 85 sales and as of today, Sunday, there have been 64 completed transactioms. Right now there are 52 properties under contract Island wide and 216 in escrow. With eight days to go – I think we’ll make it.
