12 Ideas to Make Your Home the One that Buyers will Remember
With so many flips for sale right now, buyers shopping for homes in San Diego and La Mesa end up seeing the same look time after time-- the same carpet, the same granite, the same Swiss Coffee colored walls-- seriously, it’s like being caught in an endless loop of tract-home-itis. After buyers view more than 3-6 homes in a single day, they struggle to remember which home had which amenities.
If you’re selling your house right now, consider creating at least one unique feature which will stand out and be easily remembered. All it takes is one simple focal point to help prospective buyers remember your home over all the others. And it doesn’t have to be anything outrageously expensive.
I was showing homes in Coronado to buyers who had flown in from Phoenix for the weekend. The common denominator in all the homes was elaborate granite countertops. One distinct home we saw also had granite, but it was an incredible shade of ocean blue. What was interesting was that these people probably wouldn’t have chosen that shade for themselves, but it was so refreshing and so memorable that they talked about it for days. It was always referred to as “the home with the blue granite”. The other homes blurred together, but this one home truly stood apart from the rest.
If you’re planning on doing any rehabbing or remodeling before you put your home on the market, start brainstorming and create a focal point for your home. Many times you’ll have to replace a particular items anyway, like a door or window, so why not upgrade a few notches and get something really unique?
A few ideas:
A really beautiful front door, or just a boldly painted front door
One brightly painted wall (everything else can be neutral)
French doors leading to the outside
An interior French door (i.e. to a pantry or side room)
A colored kitchen sink (blue, red, and copper look especially eye-catching)
A round window
A stone trimmed fireplace
A small garden fountain
A garden pathway leading to an interesting area in your yard
A mini garden with clusters of similar plants, like coleus or fuchsias
A unique mailbox or sculpture
Any well displayed collection -- sometimes, you can display what you already own in a distinctive fashion, like a hat collection artfully hung on a wall, or a collection of handpainted birdhouses...these are especially nice because you can take them with you!
The goal is to have the buyers who see your home, refer to it as “the house with the ____”.
Just flip through a few decorating magazines and see what catches your eye. If it looks special to you, it probably will to your buyers too. Have fun creating!
