With the temperatures expected to reach 92 or more today the house hunt for sure will turn steamy!   

These folks don't have a strong preference either way, but I can't help wonder as I get ready to head out the door, will the couple of homes that have pools be more attractive to this family than those that don't?Does a pool add value to your home

I can honestly say with the many buyers that I have helped in their home search over the years that most seem to like the idea of having a pool.  That flies in the face of all that we have believed over the past couple of decades.   Is it that folks are "stay-cationing" more, or is it that, in our efforts to constantly upgrade the curb appeal of our homes, the pool becomes a beautiful accessory?    

What I can say for sure is that, in several of my recent sales the buyers, in part, choose the property because the pool and the thoughts of out door entertaining was very appealing.    The debate goes on and on.    Some will say that a pool adds no value, others will say that it detracts from a property.    My personal opinion is that it does add value if the pool is in good condition, safe, and has attractive fencing and apron.

Good morning, Carol Ann.... most people love pools.... people are vacationing less... and pools are an attractive piece to add to the property.... kids learn to swim at an early age...mine were swimming at 2....we always had an inground pool....not to mention the nice tan all the mothers in the neighborhood would get!!!!

Does a pool add value? My guess is if it is 90 and sunny when you show the house, yes. On a cold winter day, maybe not so!

Carol Ann, it's all in the preferences, as a pool can add value and comfort, but someone must be willing to do the maintenance as well.

For a family with kids of the right age range, a pool is a great investment. You always know where your kids are, as well as all their friends ;) They are a constant source of work, though. It's an art keeping a pool clear and sparkly.

We didn't open our pool one year. I proclaimed that I wasn't opening it until our son and his friends committed to help with the maintenance. No one ever committed!

The problem arises when sellers thing that because they "invested" 45k in a pool, there home is now worth 60k more.

We don't have pools out here in Seattle much.....puddles of rain yes but pools not so much.  If I were moving to a place with the right weather, it would make all the difference in the world!

Carol Ann...Overall it's probably neither a plus or a minus.  I've had clients who do not want pools and others who are looking for them - and some who don't care one way or the other.  i think they're more of a plus, as you say, if they are in good condition & look welcoming.  They're more of a plus in the summer than in the winter, that's for sure.  A day like today....very attractive to have a pool!!  We have one - didn't plan on buying a house with one though but we sure do enjoy it!

Good morning Carol Ann,

In Austin pools are a plus and I'm seeing more and more buyers requesting a pool. It's hot here and from April to often December you can use your pool. Outdoor kitchens and bars are also a plus. Great entertaining areas for 3/4 quarters of the year make it a huge bonus when purchasing a home in TX.

Hi Dorie.  We don't see the outdoor kitchens much, but wouldn't that be cool.    I really feel that many love the idea of a pool especially if heated and the season can be extended.
