What Is The Difference Between Condos and Condo-Hotels?

Time from time I receive emails asking me about the difference between condo-hotels and condos. 

What is the difference between Condos and condo-hotels?It is not a cross between the hotel and a condominium as stated in some articles simply because condominium is a legal form of property ownership, while hotel is a business, it is an operation. Condo-hotel is not a legal term. It was coined to describe a condominium, which is operated as a hotel, i.e. has a third party running Front Desk, and offers daily rentals and provides services for the guests as any other hotel.

You can look at condo-hotel as a hotel, where rooms were sold to individual owners, and are recorded as such in the county. As with any condo, residential or condo-hotel, owners own their rooms, and share undivided interest in common areas.

Owners of condo-hotel units, who chose to be on rental program, are receiving part of rental income, generated by the efforts of rental management company, which maintains Front Desk.

Great description of the difference!  We are finally getting lenders to start loosening the purse strings for the purchases of condo-hotels over here in Sarasota.  Cash was about the only way to get one for a while.  Love the new photo of you!

Marnie - here they started doing it but only if the units are 500 sf or more, and majority of them are smaller. But still, this is a good sign.
