Home Sellers - when do you have to move out?

Recently my home Seller asked me when she had to move out of her house. She was under the impression that she could have 3-4 days after closing to pack and move. home sellers move out prior to closing

My response, of course, was that she needed to move out PRIOR to closing. After the Buyer has paid you for your house, he/she owns it and will take possession. The keys and garage door openers are passed to the new owner at closing. Their utilities and homeowner's insurance kicks in at that time.

This seems like a daunting task, but good local moving companies are well equipped to handle this schedule. They usually pack their trucks the day or evening before closing and store the truck until you close on your new home and are ready to move in.

This home Seller's task is pretty easy. She is moving into a vacant home and the Builder allowed her storage access in the garage. So, Charlotte has moved boxes to her new home that she preferred to transport herself, which is a nice option when you are just moving across town.

I did have clients moving to Tulsa from out-of-state that did not need to take possession of the home they purchased right away. They allowed the Seller to take 2-3 days to complete his move. The danger of that situation is the liability - whose insurance pays if the house burns down? It just makes sense to take possession (and responsibility) of a home once you've paid for it.

Yes, many don't realize this. I had some customers a couple of months ago that were buying/selling same day...and husband had no idea that furniture needed to be out the day before.  Needless to say, this caused all sorts of planning issues, esp at it related to floors which would have furniture on them.  oops.

Absolutely a need to be out of the house completely. I do get clients that want to store stuff in their new home, but they are always in need of signing a disclosure with the builder. The attorneys handle that and I never get involved. One time someone just moved his snowblower bbq and a bunch of other things into the home wihtout asking. One of the workers was there and let him in. He locked up and then we found all of their stuff there. Luckily none of the stufff was stolen, but it could be an issue.
