We write up the defects in a home inspection and let the buyer decide what is going to be an issues and what's not going to be an issue.

Sometimes it's the smallest things that brings out the buyers attention to detail.

Let's say a dryer vent is missing. Will this be a big deal for the buyer? Maybe, maybe not. But in this case it was.

Dryer vent hood missing.

Not only was the hood missing, but the pipe flange was not there either. And talk about being filled with lint.

Here we have a "double tapped breaker".

Two double taps in electrical panel.

Not a really big deal seems how the electrician had room to install another breaker so they didn't have to double tap.

But to the buyer, They wanted this repair taken care of before closing on the home.

So when ever you read a home inspection report. You as a Realtor have to teach the buyer what and what is not a "big issue".

Take for example the smoke detectors that are tied into the security alarm. If the buyers don't purchase the security system when they purchase the home. They would not have any smoke detector coverage for the home. Look when you show your next home and see if there are separate smoke detectors from the security system.

You just might be surprised in what you find.

Clint: Not surprising to me that the buyer would want both of these items repaired.  Hopefully the seller agrees to the repairs.

Clint, good stuff again...had an inspection this morning that had leakage from outside into the electrical panel and basically ruined the panel...the seller also got stiffed last week by the heating company that charged him $800 to vent the furnace that already had great venting...always get 3 bids I say...thanks!

Clint -- only double tapped? It is so much more fun when it is triple tapped, as I found in a home we lived in for a while.   The buyer gets the information, and then has to decide if that is something that breaks the deal, if it isn't fixed, or if he is willing to get it fixed after he moves in.

I had a 2011 home the other day with three double taps in the brand new wiring. Must have happened after electrical inspection. But they got caught anyway. By Me. :-)

I'm surprised that the only smoke detection system in the house is tied to the security system!  If they don't want the system they'll surely have to do something about that!
