Sometimes it's the smallest things that brings out the buyers attention to detail.
Let's say a dryer vent is missing. Will this be a big deal for the buyer? Maybe, maybe not. But in this case it was.
Not only was the hood missing, but the pipe flange was not there either. And talk about being filled with lint.
Here we have a "double tapped breaker".
Not a really big deal seems how the electrician had room to install another breaker so they didn't have to double tap.
But to the buyer, They wanted this repair taken care of before closing on the home.
So when ever you read a home inspection report. You as a Realtor have to teach the buyer what and what is not a "big issue".
Take for example the smoke detectors that are tied into the security alarm. If the buyers don't purchase the security system when they purchase the home. They would not have any smoke detector coverage for the home. Look when you show your next home and see if there are separate smoke detectors from the security system.
You just might be surprised in what you find.
