Plymouth home sales report for July 2013

The average

SALES price was $321,000, up from $319,000 in June

LISTING price was $330,000, down from $332,000

ORIGINAL price was $343,000

ASSESSMENT was $293,000

Average = total prices / number of homes. The average can strongly influenced by a relatively small number of high-priced sales from month to month

 

The median

SALES price was $295,000, down from $305,000 in June

LISTING price was $300,000, down from $316,000

ORIGINAL price was $325,000

ASSESSMENT was $283,000

Median = the home halfway down the list

 

The average

  • number of days on market was 111, down from 113 in June
  • price paid per square foot was $174, down from $181
  • homes sold for about 93% of its original asking price

There are 343 single-family homes on the market in Plymouth today. Because there have been so many sales, there's now less than 4 months of inventory. 67 new properties came on the market in June,which doesn't quite replace the 86 homes sold.

Mortgage interest rates have moderated a bit and are trading in the 4 to 4 1/2 percent range.

In Plymouth, there are some great values for buyers, sometimes hidden amongst overpriced listings.

From a seller's perspective, only nine homes sold in their first week on the market, and only 28 in the first month. That follows last month's strong average price increases. So there is some concern on my part that sellers are overpricing their homes for the Plymouth market. That is, even though prices and sales are up, many other homes have been on the market for a long time.
