Preparing Your Home For Sale: The Exterior

Never underestimate the importance of curb appeal. An attractive, well-maintained home will generally sell faster and for a higher price than a similar home that’s outdated.

Let’s look at your home’s exterior objectively and see what repairs and updates it needs to sell for top dollar.

  • Keep the lawn mowed and shrubs trimmed.
  • Remove dead tree limbs and other yard debris.
  • Plant fresh shrubs and flowers.
  • Arrange outdoor items neatly and put away lawn equipment.
  • Check siding, trim and doors – especially the front door – for dirt and peeling paint.
  • Check your fence.
  • Check loose or damaged roof shingles or flashing.
  • Clean and repair broken windows or screens.
  • Clean gutters and downspouts.
  • Wash the driveway and sidewalk.
  • Clean and neatly arrange the garage or shed.
  • Make sure the gas grill is clean.
  • Make sure the entry light and doorbell work.

If you find that a repair is needed on anything listed, fix the entire defect so it will not cause a distraction.

Lisa, These are great tips for sellers. Not only will fixing defective items not cause a distraction but a home in working order will likely bring in stronger offers and leave little for buyers to later attempt to negotiate with sellers by way of asking for repairs or credits.

I wonder why so many wait to work on a list like the one you put together rather that keep a home well maintained right along? Great list you put together as the first impression is priceless.

Lisa, if you have to remind a seller of these tips, maybe a pre-listing home inspection is called for! Enjoy your day!

Hello Kathleen,

So true, these items will come up during the inspection process...and, you can't get to the inspection stage if you can't get past poor curb appeal!

Hello Joe,

It is a shame that some homes need the checklist, but better late than never for curb appeal!

Hello Wayne,

Many times these items are part of my whole house staging report, and may have a listing delayed going Active while everything is completed to make the best first impression with potential buyers.
