The Real Estate Market in Cortez, Florida is changing.   A year ago, we were in a buyer’s market, we have shifted to a Seller’s market.  These are the statistics for the coastal village of Cortez, Florida.

• In the past 12 months 22 homes have sold and closed in Cortez.  
• In the past 6 months 13 homes have sold.
• In the past 3 months 8 homes have sold.  

There are 14 homes on the market in Cortez.   Based on the rate homes are selling we currently have 5.25 months supply of homes on the market.  So, if nothing else came on the market, we would be completely out of inventory in just over 5 months.    Of course, the chance of that happening is very slim but these are the market statistics. 

The rule of thumb is that 6 months supply of homes for sale is a balanced market.   Less than 6 months supply is a Seller’s Market.  More than 6 months supply, it is a buyer’s market.  

So far in 2013, the average sold home in Cortez has been 2 bedrooms, 2 full baths for $351,219.  The lowest price was a 1 bedroom, 1 bath for $133,000 with 590 square feet.  The highest sold in Cortez was $713,000 with 2,784 square feet and had 4 bedrooms and 3 baths.
