Staging May be a New Industry, but None of Us Were Born Yesterday (rant warning)

I got that phone call AGAIN today.  This time it was a builder rather an agent, but the context of the phone call was the same.

You know that phone call- the one where the person on the other end who has never met you, seen your portfolio, visited your website, or read your blog, but wants to help you grow your business through the incredible amount of exposure they can offer you - if you will stage their property for FREE.  Really, it would be funny if they were kidding, but they never are.  Sometimes they will not even come out and say it, which is incredibly aggravating.

I don't know about you, but I find these phone calls to be outright offensive.  That's right, OFFENSIVE!!!

Can you imagine if I were to call a builder I've never met and say, 'I want you to build me a house.  As a matter of fact, I want to write a blog about it and post it on my site - it does receive national attention, you know.  Considering the exposure that offers you, I think you should do it for free.' How long would it take for them to hang up on me? 

Or what if I called an agent who had no clue who I am and said, 'I want  you to list my house.  I know a lot of people and I could bring you in a lot of business if you do a good job. If you waive your commission, I will recommend you to all of my family and friends.  That's a lot of exposure and an incredible opportunity for you.'   Would they start laughing immediately or wait until after they said no? 

The funny thing is, a lot of the time these callers refer to the fact that they have talked to another stager, but didn't like them.  Most likely that stager turned them down, too.  Sometimes they say they have worked with an interior designer in the past, but find the concept of staging fascinating and want to give it a try.  Chances are they would not even THINK of approaching that designer with such an idea and are hoping I am desperate enough to believe it can be to my benefit.  My favorite ones are the type that say they usually stage their own listings, but want to give me (the person they do not know) the incredible opportunity of having  my name on the flyer as the designer - they are so generous and all.  I think the reality is that they have realized it is a bigger job than they can handle or have time for and need someone else to do it for them - but don't want to pay them.

Think about it.  Do you suppose that they have approached their inspector with this offer? Or any subcontractor?  Absolutely not, because they know they would get laughed into the next county.  Why? Because they respect these people as professionals and recognize that these careers are their livelihood.

Professional Stagers deserve the same respect.  We offer staging services as a BUSINESS and take our jobs very seriously - just like they do.  As business owners, we have overhead and other clients - just like they do.  Offering our services for free will not only take time away from our paying clients, but will also have a negative effect on our bottom line, no matter how much 'exposure' it would offer.  Considering that two feature articles in our local newspapers have not produced much work for me, how can they guarantee that putting my name on their flyer or putting my business cards in their listings will?

No, I prefer to build my business the old fashioned way.  I provide quality service at a reasonable price.  Those who truly recognize the value of my service are willing to pay me for it - just like they are willing to pay builders and Realtors for what they do. If I start giving my services away for free, others will expect it as well.  Can you afford that?

I do believe that these people know deep down that staging is the way to go, but do not yet take our industry seriously and want to take advantage of our 'newbie' status. Well, let me be the first to tell you that I DO take the industry and my business seriously and ask that those who request my services do the same.  I'm sure I speak for stagers all over the country in saying that we are smart business people and just because the industry is green, it doesn't mean that we are.

Gina - Do prepare your script, because it is coming!  It's not the first and I'm sure it won't be the last I'm sure.  I tell people all the time that I move every few days and they look at me like I am crazy, but it's true and once I explain that I never hear them talk about the fun of my job again!

Janice - I take it you've heard this one?  I'm glad I brightened your day. :)

Kym - Maybe next time we get one of these calls we can tell them we are very sorry, we will not be available, but we know someone who really only does it for 'fun' and won't mind not getting paid!

Janis - 'Die from exposure' - that's a good one!!

Susan - You mean there's glory involved in this work?  Darn, how did I miss that?  ;)

Kristi - It's true that I don't leave marketing materials in any of the houses I stage, though a parade house may be different. However, it does not justify my travel expense (it is an hour away) or the amount of work I would have to do, that's for sure!

I'm  an appraiser but I get that same phone call often...sometimes it pertains to making value but sometimes it is a hook for getting me to do this one for free or a discount because the whole family is buying houses or because you just did one for my mother and there are more coming...I hate those scenarios...a little different from yours but feels similar...

Well Kim, the good news is that a year ago no one seemed to know anything about staging.  Today, many more get the concept, but mixed in the bunch are the ones with Big Brass -----'s.  People like this are the ones that feel compelled to negotiate everything including the price of their groceries.  I'm not sure they really expect to get something for nothing they just like the rush of trying.  What I have found laughable about the few Realtors that have asked Linda to do free work, "just for the good exposure" is that when I did Google searches for "Realtors Indianapolis" I could not find them anywhere.  When I do a Google search for "Home Stager Indianapolis" Linda comes up 17 out of the first 20 entries.  Who exactly needs the good exposure here?  What a joke.

The answer needs to be "You are obviously confusing me with someone that is not running a serious business"

Kimberly:  Like Gary says, there will always be someone out there making those kinds of swell "offers" because there will be people who might jump at the chance to do something for nothing - for the "exposure". Unfortunately, you sometimes get what you pay for, and then it's a lose-lose situation.  I refuse to devalue my time.  Julie

Julia - Good for you!  I can't see how that scenario would be good for my business, either!  Factoring in the house in question is an hour away and I have never heard of the builder, it just gets more ridiculous the more I think about it!

I am putting together an estomate for him and then the ball is in his court.

Kimberly...love the rant.  I've never been approached by a builder, but have by realtors.  One of my first, two years ago was making this type of proposal...or should I call it proposition.  Bend over lady let me help you out.  Well, I always like to think that people like this will get theirs in the end.  I'm sorry but this hotshot realtor just lost his $750,000 custom built home in foreclosure.  I know why and I'm so happy that I didn't get involved with him.  My first hint was when it took two months for me to get paid just for the consults...no thanks Mr. Hotshot...go to work!  I'm always surprised, appalled and taken-back that people even venture down this road but I guess it's just how some people operate.  Thanks for posting and letting us all chime in.  Yeah AR for giving us the place!

It never hurts to ask I guess?   Do they at least have a budget or equipment for you to work with, or do they expect you to provide everything?   Thats like somebody saying I will let you work for me, but you gotta pay me to do so.  It's crazy.

Ginger - Sounds like you really dodged a bullet!  It is amazing that people ask of others what they would never do themselves, sin't it?

Chad - No, it never HURTS to ask, but it won't get you anywhere, either!  ;)  It depends on the person, but some do expect that you will use all of your own inventory.  This particular builder assured me they had their own, they just needed someone to 'set it up'.  Mind you it is an hour drive from here and a 3600 sq.ft. home.  Too much time wasted.

I got one of those calls yesterday, saying look at all the exposure I'd be getting.  They were obviously going down the list of stagers on the internet.  There's exposure, but not the kind I want.

Cindy - Oh, MY!!  It's an epidemic!  I can just hear it, can't you?  'Yes, she's great.  She did it for free.'  No one who calls you from that kind of referral is looking to pay you.  You would actually be 'exposed' as an idiot.

At first I was thinking to myself..."Man, she's lucky!  She's having builders contact her for work!"  Then as i read on I changed my mind.  I don't know any Realtor or Builder that would even consider doing their work free.  Let's get real...we are in this because we love to do this kind of work, but we are also in this for the money so that we can provide or contribute to our families.
