REALTORS I Need YOUR Help Please.....

To all m Active Rain Realtors....

I am always examining my business processes, evaluating how I work and interact with my business partners.

I have a really good satisfaction rating and get referrals quite regularly. However,  what I would LOVE to know

from the Active Rain community is how can I be better.

Before I get a lot of comments on things to do, let me explain my 3 core  business practices I abide by so that you can see how I can improve.

1. I always get back to my Realtors whom I have an open deal going with within 30 minutes.

2. I make it a point to keep my Realtors updated every M W F unless they need or request more however usually that is sufficient.

3. I always notify my realtors of any abrupt changes and even though its under re-construction, my website www.mortgageservicing.netis also updated for my Realtor partners to log in and check for updates on their clients.

If you please give me some feed back on anything more I could do to be the loan officer you'd love to work

with.

Get a PALM TREO or some type of PDF phone that gives you emails, texts, internet, website information, and immediate contact when someone emails you for quicker communication, yes quicker communication.  All of my lenders I work with, one has the phone and I can see the diference.  It is kinda like someone using an old nokia and having to waste time running around to find an answer when it could be at the tips of your fingers!  Trust me, I switched and love it.  TIME IS WORTH THE MONEY!  

It looks like you got it down so far as  you are trying to better yourself already.  Give each customer or client you work with a small and easy to read book.  It is called "the richest man in babylon", as your clients will appreciate who gave it to them and also it will be a gift in the right direction of wealth per client.

I'm was confused until I realized you're a mortgage broker. OK. I get it now. So I'll tell you my biggest problem with the mortgage brokers I work with the most. They aren't good at reading the personalities of the buyers and lack the ability to adapt to the communication style of each buyer. I only have one that I trust to communicate effectively, but we're supposed to provide 3 references to each buyer. The others on my list are severely lacking when it comes to explaining the different programs to the buyers, and helping them decide what's best for them. The one I mentioned that I trust the most, is also the only one who immediately provides a Good Faith Estimate. He also goes above and beyond the norm. If he can't provide the best rates AND fees to the buyer, he's honest about it. He always asks to see the list of fees that any other broker has given the buyer, and he goes over it with the buyer, so he can compare apples to apples.

I guess you could compare your business practices to what I look for, and what I experience with the brokers I work with the most, and see what you can glean from it.

Continue with you business practices and you should establish some good long term relationships with Realtors.   You will probably find that the need (time) that you need to communicate (just normal updates) will diminish once they know you will follow through. 

My current buyer is using a lender that was highly recommended to him and that an associate of mine swears by. I was out of town last week (still worked on inspection issues) and my client left shortly after I returned.  I paniced Monday thinking that I forgot to insure that the buyer actually applied for the mortgage.  Just as I heard back from my buyer, the lender sends me the commitment (3 days early!). 

I ask that my lenders be honest and upfront.  If something is questionable, let me know and to try to stay with the mainstream products.

You have a pretty good system in place as is. One thing I thought was good from a loan officer I recently met, was that he offered co-marketing. Do you offer the same for your Realtors?

You have a pretty good system in place.  But, don't forget to keep in touch after the deal is done, send a little thanks for the great job card to your realtor and then be sure to keep in touch after the deal is over to ensure more referrals.  And, the palm treo or blackberry is a great idea too.  Personally, I like the blackberry 8800 or curve.
