REAL ESTATE MARKET ACTIVITY REPORT
There have been many interesting developments in the real estate market already in 2008. The national media continues to alert homeowners and home buyers of the tumultuous real estate market. The mortgage industry continues its roller coaster ride with great rates providing incentives for home buyers to make their move or refinance? So are the consumers taking action? How has all of this effected the local Denver real estate market.
First of all, let's get some things straight. Is the market in Highlands Ranch as bad as the national media reports say the entire real estate market is? In one word, no.
But is it great? The honest answer is - no it isn't great either. The truth lies somewhere in between. The truth is, that all in all the Douglas County communities such as Highlands Ranch continue to do well in relation to the rest of the area. Prices are holding and there are buyers out there. Most listings are seeing an increase in activity and showings out there - but yes, there are some tolls being paid in the market. So what do you have to do to get your home sold?
Price your home right. I have been saying this for months and months. This is no time to play games and "see what happens" with an overpriced listing or "see what you can get". If you want to sell your home, it needs to be priced accurately from the get go. Statistics & experience show time and time again that homes that are overpriced will sell for less eventually than they would have if they were priced right from the get go.
Prepare your home for showing and keep it that way. This can be tough to keep up but it is so important. Every time you walk out the door, you need to ask yourself - would I buy this house today if I was the buyer?
Hire an experienced REALTOR® to help you prepare and navigate through the home selling process. All parts of selling your home are important, but the most crucial part of the process is during the negotiation. A REALTOR that has many years of experience in the Denver market will serve you well as there are many considerations of the contract that need very detailed attention. Did you know that with the contract, disclosures and addendums there can be easily 25 or more pages to sort through with many points of negotiation? Someone with many years of Denver real estate contract experience is going to really be able to warp their arms around this.
So - with all that said - here is a quick low-down of the Highlands Ranch market for February 2008 for single family homes.
On March 1st, there were 546 Active Listings in the Highlands Ranch real estate market.
Of those, 240 Highlands Ranch homes for sale were new listings.
162 Homes went Under Contract in February and 94 became Sold & Closed.
The single family homes for sale in Highlands Ranch ranged from $189,000 to $1,999,500
