One-Bedroom Condos in Daytona Beach Shores. September 2013

When I talk with buyers on the phone and they say that they are looking for something very basic as long as it is on the ocean, and wouldn't mind a one-bedroom unit, I have to pause...

They are asking for a one-bedroom unit not because they are looking for something small, but because they usually assume that while they are tight on money, they have better chances to find an affordable one-bedroom condo rather than two-bedroom condo.

And this is not always the case.

One-Bedroom Condos In Daytona Beach Shores

Right now there are 7 one-bedroom condos on our MLS for sale in Daytona Beach Shores, which has the highest concentrations of condos in greater Daytona Beach area. 

If you look at what's available in the Oceans Complex, the lowest one-bedroom unit is an 895 sq. ft. unit in Oceans Atrium for $149,900.

But if you look at 2 bedroom units in the same Oceans Complex, the lowest priced unit is a 1,191 sf unit on the 16th floor in Oceans One for $168K. Often times you can even find a less expensive two-bedroom than a one bedroom unit. And even if not, think if $18K difference makes sense to shoot for a larger unit...

But hey, if you really are into one-bedroom condos, here is the list of all available in Daytona Beach Shores, a small beachside city just south of Daytona Beach.

8 one-bedroom condos were sold in 2013 so far. 6 were sold in the same period in 2012. Call me if you are serious about becoming smart (of course, I am kidding, but call me anyway:)

William - long-time my age empty-nesters usually buy larger units. 2 and 3-bedroom. Younger buyers are often asking about one-bedroom, but they are the one with kids, so one-bedroom is only because of financial consideratins.

It is a bit different right now, but very often you can find a 2 bedroom for the same and even lesser price.

I think once you point out the minimal price difference, they'll readily see the value in two bedrooms.

Well, absolute prices sound like favoring a one-bedroom, but if you look at Price Per Sq. Ft., a two-bedroom unit beats a one-bedroom unit, as it comes at $141 per sq. ft., while a one-bedroom comes at $167.5 per sq. ft.

I do not like the per sq. ft. calculation, as it is a good measure in commercial and not in residential, but it still a good indicator when you are comparing condos similar in all other ways.

Jill - it is surprising how often you have to listen and figure out what is behind the words. Like "one-bedroom" means less expensive, and high floor "direct oceanfront" means better view, and "foreclosure" means great property for pennies...

And all of those are not necessarily true

2 bedrooms are easier to sell later and afford a better living lifestyle. Waterfronts are in good demand and always will be and having a 2 bedroom give a return on investment far greater than a one bedroom Higher RENT.

My parents spend 3 months in Daytona Beach Shores each winter.  GREAT PLACE!!! And once family and friends discover what a wonderful spot it is, the need for more than one bedroom becomes crystal clear (wait! Maybe that's a case for a one bedroom!!)  LOL!!!
