Buyers beware getting a home inspected. Get references, safety issues.

As the story continues on this home that was inspected by a previous home inspector in my area.

So Far there is 53 comments one being a spam.

Today I want to focus on the safety issues with the home. the front deck and railings are correct. but the builder must have ran out of time or money to complete the rear deck to meet codes. Take a look at the rear deck railings.

Deck railings.

The gap in the railings is a total of seven inches apart. Nearly exact for missing every other ballistor. this means the home is not to code for the safety factor for the railings of the rear deck.

But this is not the major violation with this inspection with regards to the safety of the homes residents.

This is a Two story home. With a walk out balcony on the second floor. So there needs to be a safety factor in place right?

Take a look at what I found when I got to the Second floor balcony.

Upper balcony

Yes this is what it looks like when I inspected the so called upper balcony. They get to walk out onto the actual roof.

But here is the actiual. really big issues for the upper area balcony. The railings are not there at the ends of the balcony. Take a look at this.

End of railings not done.

The railings stop short of being completed and stops no one from getting onto the roof.

End of railing East end.

The railings are unfinished. Can you imagins having any children getting onto the balcony and then onto the roof just to fall and get injured? Remember this is on the second floor of the home.

How about the underneath...i would worry about supports too as a homeowner...crazy not extending those railings Clint!!

Clint -- sure they have access - but that is not a balcony -- and that does not look like a proper way to put that roof cover on, since it overlaps the shingles, and the water will just go under it.   Was that part of the roof reinforced in any way?  That would be another safety issue if not.

That's pathetic.  And to nail sheet shingles over other shingles, with no slope to handle the shingles!  Nevermind walking on the roof.  They don't want to walk up there anyway, with the railing like that they must want to have a quick trip to the car.

It sure makes getting up on the roof easier.  :)

There is certainly a safety concern here and something needs to be done Clint.

I think that even Uncle Bob would not have done something like that.  While he may lack a lot of things safety is not one.  Besides there was no mention of duct tape so I know it wasn't him.

A full 36 inch exterior door to the so called balcony. The home is being touted as having a balcony. I would say it's an emergency escape door.

Hi Steven.

First and foremost you don't walk on the roof covering. There should have beena type of deck up there to help protect the roofing materials. Then the railing are not correct at all.

Many safety issues with this home.

Lot's of issues that need to be taken care of before the closing if the buyers choose to buy the home.

Uncle Bob would not even do things this way. He would have finished the railings at least. Even if they were not installed correctly. They at least would have been completed.
