PEORIA HOME PRICES

For the month of September 2013, we saw a dramatic increase in sales prices in Peoria. while the listing prices returned to the normal levels we saw during the summer months. From August to September, the average listing saw a decrease of 8.2%. We also saw a decrease in the median listing price of 7.8% as well. As there were several million dollar properties listed in the Peoria area during the month of August, it is not surprising that the average and median listing prices returned to normal levels in the month of September.

While we saw a decrease in the average list price in homes in September as expected, the average sales price during the month of September increased. Overall, the average sales price for a home in Peoria in September 2013 was up 5.9% from the month of August while the median sales price was up almost 10% from August.

PEORIA MARKET REPORT SUMMARY

While the overall average listing price was down for the month of September as expected, the average listing price per square foot increased by $2.81 from the month of August. There were 289 single family homes listed for sale in Peoria during the month of September, which is down from previous months. During the same time period, there were 269 single family homes that sold. The average price per square foot home sold in September was up $3.73 from the month of August. For single family homes in Peoria, the average selling price was 98% of the listing price, so we are still seeing homes being sold very close to the listing price, with low offers not being accepted by sellers.
