What?!! Your Home has been listed for six months without ONE showing??
Occasionally I hear something like this from sellers who are completely frustrated.
If your home is listed for two weeks without a showing being set up, something is drastically wrong and needs immediate correction!
If you are a serious seller, and actually want to get your home sold, schedule a meeting with your agent to discover WHY your home is not being shown.
Be prepared for this meeting by asking your agent to email a copy of your home's Agent Report of the listing, and also go to a web site and look at all of the information as buyer's see it online.
There can be simple typos such as square footage, number of bedrooms/bathrooms, or size of the property that will prevent buyers from seeing your listing while doing a search for homes.
Many agents do not input their own listings, and it is easy to overlook an error.
If everything seems correct, the most obvious problem if your home isn't being shown is that it is overpriced for the area. Did your agent present comparable sold home information for your area when you listed it?
Sometimes your home is listed just slightly above what buyers are using as the price point when searching. Your agent should be able to help you determine why you are not getting showings, and can advise you on necessary changes if you truly want to get showing action and ultimately sell your home!
