Month of Oct. 2013 – Octoberrebounded from the unexpectedly soft September resultswith 30 units sold vs. 26 one year ago, a 15% increase. However, if one looks at Sept. & Oct. combined, there is still a short fall of 11 units sold, a 16% reduction. Lack of inventory remains a problem particularly for entry-level homes under $200k. Prices continue to rise with the average reaching close to $240k, a 23% increase over prior year. There are 39 pending or contingent re-sale homes on the books, so November will be strong!
Year To Date Oct. 2013 – Volume of homes sold is up 18.4%, average sales prices are up 11.1% over prior year and the median price rose to $218,000 a 14.1% increase. Year-end totals for re-sale homes sold now looks as if it could reach 450+.
