Braemar Property Values:  September-October 2013 (Courtyard Series)

Arlington Model Courtyard HomeSeems the leaves in Braemar went from brilliantly colored last weekend to non-existent this weekend.  That gorgeous fall color doesn't last long.  And it seems fall is quickly turning into winter.  Let's take a look back at the first two months of fall, September and October, and see what happened with Bristow Courtyard home sales and values.  Of course, if you didn't know, Braemar Courtyard homes are any one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon. 

There were two sales of Braemar Courtyard homes in the last two months.  They were both Arlington models.  High sold price was $380,000 and the low was $321,000.  A big difference that had a lot to do with one of the homes having an additional bedroom and an exit from the basement where the other didn't.  This makes the average market value for a Braemar Courtyard home $350,500.  That's a decrease of just over 5% since last report.  And since there were no sales of Braemar Courtyard homes during the same reporting period last year, there is no year to year comparison.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Courtyard home on the market, priced to current conditions, this report indicates it would be under contract in an average of just nine days.  That is fast!  You may also not have to pay any closing costs on behalf of the buyer.  Both of the sales that happened in this report paid nothing in closing cost help.  That's something that many buyers will do without in a market with little inventory and many buyers. 

The next Braemar Property Value Report will be out in January and will detail sales from the last two months of 2013. Chris Ann, so do you think the 5% decrease from the previous month is a seasonal adjustment.  I know VA has had a hot market.

Yolanda & Nick:  These particular homes can go up and down like a yo-yo, but recently have been pretty stable in price.  Sometimes they see wild increases, other times the other way around.  They are not your typical single family home as they have zero yard.  I expect the 5% decrease is a wobble and not likely to be indicative of a larger trend.
