This is more of a quick fix for Listing Photos than an ultra professional and complicated Photoshop arduous effort. 

DISCLAIMER: I'm mainly straightening crooked photos, adding light where the sun causes photos to come out darker and removing the nuclear impact of the sun on windows.  And, in my video of the dining room shot, I disclosed that the goal wasn't to misrepresent a home or distort how large a room is with a wide angle lens but to bring out natural colors in the room and remove darkness.  In my opinion, those pro photos that make a room larger than it is and add extra, extra glossyness are distorting reality and I've heard have led some potential buyers to be disappointed upon arrival to view a listing.  No where in my video do I advocate distorting reality by adding color where there's not natural color already. Generally when I'm adding color to exterior it's because it's Winter and grass is dying.  

 



This is a process I use to create better Baton Rouge Listing Appraisal photos I send to Baton Rouge Homeowners and Baton Rouge REALTORS or Baton Rouge Real Estate Agents via dropbox to use in their listings if so desired. 

This is the software and method I use daily in my Baton Rouge Home Appraisal practice to straighten, lighten and remove the nuclear impact of sun drenched blown out windows.

You mean the listing agent photos are not perfect from the start? I use only the finest Polaroid camera for my pictures. For high-dollar deals I will even include an interior shot, with the lights off of course :)

Nearly all agents have innate photography skill, don't they?  There's always more to learn in digital photography software.  Some enhancement probably is OK, but I would be careful about manipulating photos too much to make a property appear much better (or worse) than it really is.

Andrew and Doug, Thanks for your time.  I'm mainly straightening crooked photos, adding light where the sun causes photos to be darker and removing the nuclear impact of the sun.  And, in my video of the dining room shot, I disclosed that the goal wasn't to misrepresent a home or distort how large a room is but to bring our natural colors in a room and remove darkness.  The goal in my editing is to overcome the impact on the lens from the nuclear effect of the sun. 

My limited photo editing is nothing like the distortion of some local "pro real estate photographers" where they add  extra extra gloss like in the photo below.  The photo below, found on Zillow.com, would be an example of what you warned about "but I would be careful about manipulating photos too much to make a property appear much better (or worse) than it really is."   I'm certainly not guilty of manipulating photos and neither do my video tips advise Agents to do so.   Thanks so much!
