I have this adorable 1900 built home in NE Minneapolis that is getting no showings- or the wrong kind of showings.  It is technically a 2 Bedroom- but really only a functional 1 bedroom with a main floor office space.  I keep getting families with 2-3 kids looking at it.  It obviously looks bigger from the street than it really is.

Any ideas on how to change my marketing to attract the right buyers?  How do you say- Great Single person home without implying "no kids"

In answer to your question I would have a photo of the front of the house and then a photo of the bedroom and a picture of the office. Then in my remarks I would simply state there is no closet in the office and therefore, this home is technically 1 bedroom.

But then again, if I were trying to sell this house, I would want to have it sell as a 2 bedroom so I would simply state that a amoire is necessary since the office has no closet...a simple solution.

Hope that helps...both ways. Pictures and dimensions are usually good ways to get the point across, I found.
