Housing Inventory Continues Improvement in Sacramento County

Sacramento County Housing Statistics demonstrate what a difference a year can make!

The number of property listed FOR SALE in comparison to the percentage transitioning to PENDING status or SOLD is continuing improvement from a year ago. As we enjoy a more balanced market between buyers and sellers.

Last month Sacramento County recorded an 83.1% jump in “For Sale” listings, in comparison to November of 2012. However, SOLD homes declined 30.5% for November 2013 vs. November 2012.

The following charts provide sales statistics for the month of November followed by numbers for the previous month of October.

Hi Mryl, I am not surprised with the increase in inventory but I was taken back a bit tha the sales and under contract has dropped so much. I know our overall sales are down the last few months but I don't think it has dropped as much.

Alexandra - We seem to be entering a period of more balance between buyers and sellers.  And, that is a good thing!

William - The market here in Sacramento seems to have migrated away from the giant feeding frenzy of last year, and found some equilibrium.  I had wondered about the reduced number of SOLDs as well.  But, I also know that new home builders have ramped up, and buyers may be parking themselves on their doorsteps.  These MLS numbers don't usually reflect that activity.

We still have only 2 months of inventory in Sacramento, though, even tho it's up, and that's not good. We need more homes, and we need nicer reasonably priced homes. Half of that stuff is crap.

Myrl I suppose more sellers think they have a better opportunity to get a better price now.  Maybe after the holidays more buyers will be ready to make an offer.
