Henderson County NC Market ReportWe saw a good end to 2013. Here is a breakdown from 2012 to 2013.

Number of Homes Sold

In 2012 there were 1361 homes sold for the year. In 2013 the closing numbers were 1621. That was a rise of 260 homes from 2013 to 2014.

Days on Market

The number of days a home was on the market also saw some good progress. Overall for the year 2012 had an average of 183 days. In 2014 it dropped to 172. The numbers are creeping down nicely.

The Median Selling Price

In 2012 the Median Selling Price for homes closed was $168,000. In 2013 we were at $ 178,900. That is a rise of $10,900.

List to Sell Ratio

In 2012 sellers received an average of 93% of the last listing price. In 2013 it rose 1%, so that sellers were able to keep an additional 1% more of the selling price than the year before.

The average number of home sales in 2012 was at 113 per month, but rose to an average of 135 per month in 2013. The supply of homes at the end of 2012 was at a 13.9 month supply, but by the end of 2013 it rose to a 14.9 month supply. The price range that had the highest sales for both years was in the $160,000 to $180,000 range. Homes in the $400,000 and up price range had the least amount of sales for both years.

All in all the market is moving in a good direction and hopefully 2014 will see even more gains.
