Big Bang, Not Big Bucks

A seller and I were discussing getting their home ready to sell. He was concerned about spending a lot of money on making the home look better to sell because he wanted to put more money into the home he was purchasing.  In our conversation, I asked him to think back at the homes we had looked at and the new home he just purchased and asked what was impressive/not impressive about these homes.  I suggested that we make some of the changes to his home being sold that he was impressed by while choosing the new home.  These changes can be a big bang, but not big bucks.

Front Exterior. This is the first impression of the home, so curb appeal matters. Update some landscaping by planing colorful flowers, putting in new mulch or rock in flowerbeds. Trim trees back to see the home more clearly. Washing windows and spraying dirt off the home can make a big difference. You may need some touch up paint or even paint the exterior pop outs and trim.

Kitchen. Since the kitchen is usually the hub of the home, spend some time and money  here. Put in a nice backsplash, update to stainless steel appliances. If you have an island, add a couple of pendant lights for interest and dramatic lighting. Tile floors and granite countertops are nice updates too.

Master bedroom and bath. Fresh paint in the bedroom and decorating with accent colors will make the room pop. Carry the accent color into the master bathroom for a good flow.  Updated to granite countertops, beautiful tile in the shower or frameless glass doors in a shower will add a nice touch.

Backyard. Extend your living space into the back yard. Have outdoor furniture for relaxing, and maybe a firepit for entertaining. These do not have to cost a lot of money and will add a great focal point to the yard.  Make sure windows are clean, add a touch of color with potted plants with flowers or new flowers in the flowerbed. 

These items can add a big bang, not big bucks when it comes to selling your home.
