Is Your Buyer's Agent Qualified to Represent You for a Rural Property?

I list properties that are in remote areas near Seligman, Arizona. These are mostly 36 acres or more and mostly land with a few dwellings such as cabins in the Juniper Mountains. Many of the cabins are primitive and a lot of them are partially finished. Most are off-the-grid and on hauled water. It is high desert here.

I have lately had a challenging situation with Buyer's Agents wanting to show my properties in the remote or rural areas. These Buyer's Agents want me to educate them as well as their potential Buyers.

Questions to ask when you are choosing an Agent:

1) Can your Buyer's Agent find the property and corners?

2) Does your Buyer's Agent identify with your wants and needs?

3) Does your Buyer's Agent know what factors affect values?

4) Does the Agent know about FINANCING and the lack thereof?

5) Does your Buyer's Agent know what questions to ask you?

6) Does the Agent know about

  • septic systems?
  • solar systems?
  • wells and aquifers?
  • public lands and open space?
  • the wildlife and ranching or farming?
  • hunting and firearms?
  • Property/Home Owner Associations (HOA's)?
  • social or anti-social behavior of the potential neighbors?
  • development such as windfarms or industrial/mining sites?
  • weather and climate issues?
  • Know what to take and what to wear?

Before you choose an Agent to represent you in the purchase in a remote or rural area, be sure to choose one that is qualified and knows what he is doing. Our Code of Ethics specifies that we must work within our areas of expertise.
