The kitchen, and the view out the kitchen window are two things that really matter to me, but I work in an area - Norco, Mira Loma, Riverside- where we spend a lot of time outside. Plus, it's HOT in the Inland Empire. Nice outdoor seating areas with inviting areas to relax in the shade mean a lot, too. I spend more time on my patio than I do in my living room (and, unfortunately, it shows)!

The kitchen, and the view out the kitchen window are two things that really matter to me, but I work in an area - Norco, Mira Loma, Riverside- where we spend a lot of time outside. My initial reaction would be kitchen, but I find myself thinking that if the outside looks severely deficient, you will lose the buyer before they even step in if the curb appeal is awful, so then the front of the house would be my focus.

The kitchen is usually at the top of the list.  However I'm not a fan of putting lipstick on a pig by adding granite counters on top of 1980's oak or laminate counters.  Instead make it clean, perhaps spend a few hundred on a new laminate top and price it right.

#1 Curb Appeal - if the outside isn't attractive, it has an immediate affect on the Buyers opinion of the Property

#2 The Kitchen - The area where meals are prepared should be the Cleanest and one of the most inviting areas of the Home

I would definitely say the Kitchen. These days, depending on size of the kitchen and grade of materials,  you can get new Cabinets, Granite Counters, New Appliances and a new floor for around $10k to 15k. If your handy you could do most of this yourself. Otherwise it might be time to make nice with a good reputable contractor. Most Real Estate agents that have been in the business for awhile have a good list of contractors.

I would most certainly consider improving the kitchen. That is the place where the whole family visit everyday. Making the kitchen a more inviting space could never make it a bad investment!!

The kitchen seems to be the most likely spot where the seller has the largest return on their investment, though it depends a lot on the price point.  I think overall, small do it yourself curb appeal including new light fixtures, powerwashing, landscaping, and repairs go a long way with buyers.  Buyers want turn key.  They want no work to do.

The kitchen is by far the most important room to focus on when selling.

It's the most expensive room in the house and the room where the most time is spent

collectively as a family or with friends. Since the cabinets, countertops and appliances are such high $ items, if they are outdated or in poor condition, buyers will not be so excited to have to spend $$ here post-sale. Buy new appliances, paint or replace cabinets, and replace the corian top with granite and buy a new table! It will pop and it will pay off!! It will help the home sell faster!

Definitely the kitchen, it is where family spends alot of time and also it will be the main gathering place for family time such as the holidays. Women love to show off their kitchens so it needs to be fresh and clean. The other room I think is important is the master bedroom, this is usually the second place that couples like to visit and this is where couples will spend alot of time. It needs to be large enough to hold their furniture and the closet should also be large enough so that it is easy to organize.
