Don't Panic! There's Still Time to Find a Franklin TN Home

The Franklin TN housing market is red hot right now. Homes that are priced right and in good condition are going under contract the first day on the market. Home buyers are frustrated because they're worried they're not going to find the right house within their time frame.

Last week, I had a client who asked to see a condo that didn't meet any of the parameters he had given me. He is in a rental and doesn't have to be out until the end of July but was concerned nothing in his target neighborhood would come up.

I had already talked him down from other properties but when this condo hit the market, he wanted to see it immediately. I made that happen and he chose to write an offer which did end up being accepted. Over the weekend, three additional houses came on the market that were a much better fit for this client. Unfortunately, he is already under contract. 

While it's important to act quickly as homes come on the market, don't jump all over the place trying to find a home. Once you've communicated the criteria to your agent and looked at everything that's currently available, wait to see what happens. Especially, if you have ample time to find a home. Don't make the mistake of settling for a house.

No home will be completely perfect. However, if you are looking for a house that is less than 10 years old and one comes on the market that was built in 1950, that house probably isn't going to work anyway. Don't think you have to go look at the house or even possibly write an offer because of the lack of inventory. 

The housing market is constantly changing. Houses come on the market everyday. Be sure to listen to the advice of your real estate agent. Don't be tempted to run out and look at everything under the sun. As you get closer to your projected move date, ask your agent to make suggestions. Maybe there are neighborhoods that would be a good fit a little further out from your target area.
