The Soul of a Home - You can't see it, but it's there.
You can sense it, or the lack of it, in homes. It’s a feeling, often a physical or emotional connection one seems to get in a certain house. I remember when we sold one of our own homes 7 years ago, the other Realtor told me the buyer dropped to her knees and cried when she walked through the door. “ This is it,” she said happily, “ I’m home.”
While that might be an extreme example of the link one can feel to a specific property, it illustrates this phenomenon. It’s a powerful sales closing tool, and yet, we have absolutely no control over it. One person’s instant comfort and recognition of “home,” is often processed quite differently by another.
In Search of the Right “Vibe”
Right now, I’m working with buyers who not only fully grasp this concept, it’s how we’re finding their next home. As baby boomers, the next property they purchase will be their last. They have a very finite set of requirements - two masters, two offices, a guest room, lots of natural light, a sense of privacy, a large kitchen with gas cook stove, and a certain vibe.
The vibe they seek is one of warmth and relaxation, akin to a retreat. Not only do they thrive in that environment, but they want their guests to feel the same. They believe a home is far more than a structure, and if purchased with a pure and loving intent, can provide a foundation for profound success and contentment.
The Process
In the meantime, I’ve spent enough time with them to know when a listing has a certain set of criteria, beyond the obvious, to be a possible match. In order to spare them trips, they’ve entrusted me to visit a home first, to see if it’s worth their hour drive to see it in person. It’s an honor - and a lot of responsibility.
Yesterday, we almost found it - the only caveat - a pool on the property. After much thought, they decided that the addition of that feature went beyond the scope of what they’re trying to accomplish. They even toyed with the idea of filling it in and using the space as a music room. Eventually, we concluded, the expense and energy wasn’t worth it.
When we left the home ( after the third visit ) Mrs. Buyer thanked me for capturing the essence of what they’re looking for, and said, “You nailed it.” It takes a lot of extra thought and energy to find a home in this manner, but when you finally find it, the sense of accomplishment is enormous. It’s going to bring me great joy to find a home with the right soul-match for these terrific people.
