Well, the first quarter of 2008 is almost over.  In the Toledo, Ohio area this has been a time of roller coaster rides and thrill-seekers.  At least in reference to real estate.

In the Point Place neighborhood of Toledo, Ohio there is a very wide spread in pricing and values.  Our MLS uses zip codes to categorize areas and that puts Point Place at a slight disadvantage when doing comps.  The zip code for Point Place is 43611.  This zip code encompasses an area of North Toledo, commonly known as the Olde North End, that has suffered some serious setbacks when it comes to property values.  And we all know that stuff rolls downhill, so naturally Point Place is caught in the valley.

As you can see in this MLS report, our inventory is not as plentiful as some areas. Being as we are a waterfront/water view community for the most part, our popularity for those with a love of boating and fishing is pretty solid.


 All in all, Point Place is a real bargain right now.  You can buy a beautiful waterfront/riverfront home for a very reasonable price. Just think.....you could live here ....

 1866 Sq. Ft home on Lake Erie - $189,900 


 

1,544 Sq. Ft home on Lake Erie - $190,000

 

1,920 Sq. Ft home on the Ottawa River - $199,900

 

2,108 Sq. Ft home on Lake Erie - $365,000

Jim - we have some absolutely gorgeous waterfront property in this area and you're right - it's a STEAL!  When you look at what other areas are pricing waterfront homes for it makes you shake your head in disbelief.  And, for the most part, these are not small homes.  Very spacious and well maintained.

Wow!  Great prices for waterfront homes, my thoughts are that it will not be very long before these prices go up drastically.

Your prices may be lower but your DOM are much less than ours! You make it up in volume!

Cynthia - I can only hope that the values rise in the next few years.  My house is not waterfront, but I'm walking distance (less than a block) from the bay and the river.  So if the prices go up so will the price/value of mine!

Carol, Some of those homes right on the water are absolutely beautiful.  I bet they sure pick up in in the next few months!

Cheryl - Possibly on a national level that could be accurate.  But I can assure you that none of NAR's gurus have been to Toledo, Ohio!  LOL  As you can see, for that price you can get one heckuva house here!

Carole - I can see you living in one of those waterfront homes!  LOL  Great place to practice feng shui!

Carol:  I hear that home values in Point Place are very solid, thanks mainly to the fact that one of the most prominent, competent Realtors in the entire state lives there.  Any thruth to that ?  :)

Karen Anne - Oh!  You heard it too?!   ;)  Thanks for the support!  And yes - there is much truth to that.  One only needs to call me to verify that.  In fact - there's even a home across the street from the lake that is in foreclosure and needs quite a bit of work, but is approx. >1900 Sq ft and you can own it for $56,000!  It needs about $50,000 in repairs but  you would still have lots of equity - even in this market.

Carol...I'm putting my house on the market.  Once it sells, I'm on my way to Toledo to buy a few of those waterfront homes.  Unbelievable!!!

I hope your schedule isn't too tight.  We'll need a good buyer's agent.

Kathleen - Sell yours and come on up!  You should see some of these places up close and personal.  They are absolutely beautiful.  Not the expansive McMansions of Miami or Pensacola, but true "Yankee" waterfront homes.  Another 40 miles around the east side of the lake and you are in Oak Harbor.  There are some absolutely gorgeous places over there for very reasonable prices - the big drawback is the backdrop to the scenery is the nuclear power plant.  Kind of ruins the ambiance.  But come on up!  I'd love to have ya for a neighbor!
