It Takes Communication Skills To Be A Successful Real Estate Agent
Communication is key to my success as a real estate agent. I must be able to communicate with my clients in order to serve them. Communication skills include listening and understanding as well.
I ask a lot of questions, and dig deeper with follow up and clarifying questions, and ensure I am clear on what my clients want. Best practice means never ASSUME.
If buyers say they only want to look at 4 bedroom homes, and I know of a 3 bedroom with a den/office, that meets all of their other criteria, I don't just unilaterally act and bring them to see the property. I engage my clients in a discussion about the property and explain why I feel it might be worth their time to see it. Ultimately the client decides.
I've lost count of how many buyers came to me after working with other agents who said: The agent does not listen. S/he keeps taking us to properties in areas we do not want ... or [fill in the blank]. The inability of the agent to listen and honor their client's wishes cost them the business.
It benefits my real estate business that so many agents don't engage their clients in the process and establish a dialogue during the home buying and home selling process. No one likes to be kept in the dark. People deserve to know what's going on; that is part of what they pay us for and, it is my fiduciary duty to keep them informed every step of the way.
Communication is equally important working with sellers. It is absolutely essential to a successful sale that a seller is on the same page with my recommended list price and my marketing strategies. I communicate upfront the entire process from the moment the listing agreement is signed to the day the deed records, and beyond.
I provide all clients with a written time line once the home is listed on the MLS and/or once a purchase agreement is ratified.
Thereafter, I keep them updated via emails and phone calls.
While so many other skills contribute to my success as a real estate agent, I feel they would do me, and my clients, little good. if I did not posses excellent communication skills.
All lines of communication, with all parties involved, must be kept open during the entire process in order to achieve success. Success to me means creating happy and satisfied clients who become raving fans and provide repeat and referral business as a result.
