It Takes Communication Skills To Be A Successful Real Estate Agent

Communication is key to my success as a real estate agent.  I must be able to communicate with my clients in order to serve them.  Communication skills include listening and understanding as well.

I ask a lot of questions, and dig deeper with follow up and clarifying questions, and ensure I am clear on what my clients want. Best practice means never ASSUME.

If buyers say they only want to look at 4 bedroom homes, and I know of a 3 bedroom with a den/office, that meets all of their other criteria, I don't just unilaterally act and bring them to see the property. I engage my clients in a discussion about the property and explain why I feel it might be worth their time to see it. Ultimately the client decides.

I've lost count of how many buyers came to me after working with other agents who said: The agent does not listen. S/he keeps taking us to properties in areas we do not want ... or [fill in the blank]. The inability of the agent to listen and honor their client's wishes cost them the business.

It benefits my real estate business that so many agents don't engage their clients in the process and establish a dialogue during the home buying and home selling process. No one likes to be kept in the dark. People deserve to know what's going on; that is part of what they pay us for and, it is my fiduciary duty to keep them informed every step of the way.

Communication is equally important working with sellers.  It is absolutely essential to a successful sale that a seller is on the same page with my recommended list price and my marketing strategies.  I communicate upfront the entire process from the moment the listing agreement is signed to the day the deed records, and beyond.

I provide all clients with a written time line once the home is listed on the MLS and/or once a purchase agreement is ratified.

Thereafter, I keep them updated via emails and phone calls.

While so many other skills contribute to my success as a real estate agent, I feel they would do me, and my clients, little good. if I did not posses excellent communication skills.

All lines of communication, with all parties involved, must be kept open during the entire process in order to achieve success. Success to me means creating happy and satisfied clients who become raving fans and provide repeat and referral business as a result.

Definitely listen but leave a little room to offer something that maybe the buyers didn't realize they would want.

Yes, with buyers you have to dig deep into what they think and feel, to have a good relationship.

I also think that you have to care whether they get the right house, or a good deal.

Kathleen:  Excellent message.  As professionals, we need to listen to our clients.  Otherwise, the information we deliver (although good and correct information) might actually be useless and not address the specific needs they have as individuals.

I've often joked with buyers that, when we finish this adventure, you'll have more useful real estate knowledge than many agents.

Great post and right on the money. I can remember making very simple assumptions early in my career which turned out to be huge mistakes.

Kathleen, it is so true where communication is key to happy buyers and sellers. We have to remember to show properties our clients wish to see that meet their criteria not properties we want them to see.

Kathleen, it does take communication skills to be successful. Passion, empathy and perseverance pale in comparison if communication skills are not present. I agree, good communication includes active listening. Unfortunately, traditional schooling does not teach these skills.

Without communication everything breaks down.  We need to listen to the specific requests of clients and make sure those are reflected in what we show them and the contracts they enter into.  We need to not be absent, but communicate with them, even if there is nothing to new report.

It does take a certain knack to have those good communication skills, which include writing and listening and (hearing, too). Thanks so much for participating in the contest. I have also had people come to me after saying bye bye to other agents. It's nice, but it certainly makes you feel the performance pressure ;-)

Communication is the heart of a real estate transaction.  There are less issues when information is shared.

Kathleen, I missed this post, I am so glad I found it. I agree communication is Key, once in a while....yesterday in my case I had to have a heart to heart discussion with the agent representing the buyer about the very subject "communication"....

What a great post of you Kathleen. In communication, to speak clearly isn’t enough. You also have to make sure that you’re being heard and understood by your clients.

Successful online connection is possible only if you do it right. Here’s how.

  • Engage honestly.
  • Offer value.
  • Be kind.
  • Return favors.
  • Use a strategy.
  • Communicate daily.
  • And most of all, become the center of the conversation.

This article is helpful but only the tip of the iceberg.  Communication skills involve so much more than communication.  It involves really knowing the individual, almost at a psychological level.  The method in which one most effectively reaches their client will be based on their personality, key values, motivations, and... personality.  If we want our clients utmost loyalty we have to identify with them at the core of what makes them unique.

It is true, communication is a key. But also patience, humor, calmness, and positive attitude serve us well in creating long lasting relationships.
