Your offer is no longer attractive!

 

We viewed the home and went back to the office to look up comparables and write an offer based on current market value. I submitted an informed offer for my clients and waited for a response from the listing agent.

 

He phoned and told me the sellers had received another offer but they really, really liked my clients offer, it was better than the one in negotiation. He said if anything happened, he would contact me right away.

 

Several days later, the offer fell off and I received a text message asking if my clients were still interested.

 

The sellers now wanted full price for their home plus were asking for additional terms to be met by the buyers. Full price meant paying over market value at that point, plus meeting every condition brought by the owners.

 

So the offer was apparently no longer attractive to the sellers. After approaching my clients with the news, we re-submitted the real estate purchase contract, the offer staying originally as written the first time except for changing the dates. 

 

After all, the offer was no ugly duckling!

Good morning Wanda. This is a different thing for me. In NJ all offers are written and 99% of the time done in a contract form. But your point is well made and I wonder what happened to change the attractiveness of your clients offer. Did they get a third?

What once was good is no longer..........interesting!  I'd have submitted the same offer the second time too.  Sellers getting a little greedy I'd say.

Sheila, Everything is in writing here as well. The listing agent wanted to give me a 'heads up' version of what his clients expected before we rewrote the offer and submitted. Not sure if they received another offer but had to advise my clients based on the current market.

Roger, I think it was his way of keeping me engaged while they worked through the other offer. Good negotiation skills are a must in these type of situations!

Belinda, It is a matter of agents getting out of the way and allowing the buyer and seller come to an agreement. If it fails to happen...NEXT!

Gene, Sometimes the seller's expecttions will not be met, especially if they are unrealistic!

When sellers come back to an offer they had put aside it is good planning to stay with the original offer.  It is probably the only one on the table at that point.

Attention Home Sellers: 

The market value of your home doesn't increase simply because an offer is received.

Unless, unless, the home was seriously underpriced from the outset.

Bill, I agree. The buyers already knew it was a very good offer based on current market  facts.

Lenn, Some equate the amount of looks with the direct value of their home as well. This home was definitely not underpriced!
