Just Sold: Active Adult Condo in Four Seasons Ashburn
Pulling comps when you are going on a listing appointment can be intimidating. Looking back in the condo sales for Four Seasons Ashburn, I found six sales and two pending in the last six to eight months of activity. I was about to list one of the smallest units, one I had sold this home owner years earlier. Average sales price was $249,400. Average days on market was 103 days for the solds, 32 days for the pendings. However, his was a former model and nicely decked out. The highest sales price we could find was $275,000 and that was a larger unit. We talked it over and listed it for $264,900.
I gave staging advice, which my client took to heart. What a pleasure to photograph. I must have had eighty photos of the two bedroom, two bathroom condo when I left. I whittled those photos down to a reasonable 30, some of which included the community clubhouse. The photos were perfect, but of of course I made sure of that. I spend a lot of time tweaking them until they are just right. Photos sell houses.
The condo hit the market May 6, 2014. Just six days later it had a cash offer with only a coinciding settlement contingency.
On June 13th (2014) this Four Seasons Ashburn condo sold for $265,000. This is one that will improve the stats for the neighborhood.
