Buying A Home in Alexandria Louisiana- Key Professionals
Getting ready to purchase your first home in Alexandria Louisiana? Or perhaps you are getting ready to sell your place, but the last time you were in the market Nixon was President. Either way, let's take a minute an learn more about the professionals who will help get you to the closing table.
- The Selling Agent-- The name is misleading, but the "selling agent" is the agent who represents the buyer. This licensed agent has a fiduciary responsibility to the buyer he or she represents. The costs of such representation is normally paid by the seller.
- The Listing Agent--As the name implies, this agent represents the seller. By written contract, they are obligated to look after the interest of the seller. In Louisiana "dual agency" is allowed with full disclosure. But be careful, imagine how hard it is to represent the interest of TWO COMPETING PARTIES.
- The Professional Home Inspector--This person will inspect the home from top to bottom. There is generally a written contract between the buyer and the inspection company about the scope, and any limitations to the report.
- The Home Appraiser-- A professional home appraisal is required for most loan programs. This individual is paid by the buyer, but is there to protect the lender's interest. Though the appraiser looks at the general condition of the property, this should not replace a professional home inspection.
- The Closing Attorney- In Louisiana home closings are done with lawyers. The attorney's office will order abstract work, then issue an opinion of the title.
- The Lender-- Often overlooked, the lender was mentioned last for a reason. Their job extends well beyond the initial loan pre-approval. They will work from start to closing (actually beyond) to get the deal done.
