 This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz shows.  The report shows the Orange County Median Prices for resale homes were up 6.7 percent, for new homes up 20.1 percent and for resale condos up 6.2 percent. The sales volume is down for resale homes 11.8 percent and down 5.5 percent on condos and up 46.7 percent for new homes.    

  • Mission Viejo Zip Code 92691 sales prices are up 12.9 percent and the sales volume is up 15.4  percent.
  • Mission Viejo Zip Code 92692 sales prices are down 4.2 percent and the sales volume is down 18.4 percent.
  • Aliso Viejo sales prices are up 15.0 percent and the sales volume is down 2.8  percent.
  • Laguna Niguel sales prices are up 1.1 percent and the sales volume is down 16.4 percent.
  • Rancho Santa Margarita sales prices are up 29.7 percent and the sales volume down 12.5 percent.
  • San Clemente Zip Code 92672 sales prices are down 1.7 percent and the sales volume is down 23.5 percent.
  • San Clemente Zip Code 92673 sales prices are up 7.9 percent and the sales volume is down 9.7 percent.           

The market is disappointing for sure. The market is not finding any stimulation it.  There is a feeling that the market is without a footing it is just flat.  Last week I said it was slipping slightly down not so much just flat.  The market is very soft with big changes week to week.  We see the sellers thinking the market is a lot better than it is.  They are asking for prices that the market does not support.

The market is not bad at all but it is flat.  The flux each week is a symptom of the lack of customer confidence.

Listings in Casta del Sol are being revised downwards, and my clients have taken notice.  I'm starting to appreciate a flat market.  I'm sure it'd be tougher for me if I did Listings.
