Why an Inspection Report When Buying a Brentwood Ca Home?
Generally inspections are the responsibility of the buyer. Inspections are generally non-invasive Buyers can get as many inspection as they want of basically any type. Here is a list of some types of inspections:

There are other types, but these are the ones that come to mind. In California an agent whether listing agent or buyers agent, cannot advise a buyer not to do the inspections. This is something we have to be very careful about. Generally speaking I advise Buyers to always get a General Home Inspection and a Termite Inspection. I also encourage them to get a Well, Septic, and Pool Inspection if those items are present. I encourage other inspections if there is a concern about that area or if there appears to be a potential problem in that area.
Warning – In California I often see homes for sale “As Is” and sometimes they will even make you sign a document acknowledging the home is being sold “As Is”. This is absolutely worthless. Buyers can still do inspections and ask for repairs or modification to the contract based on those inspections. “As Is” basically means the Seller does not want to bother with repairs, credits, or anything else. To me it says be alert for hidden problems. Now I help Buyers all the time by home “As Is” and we do not request anything. But if we found a big problem we would. There are also some things the Seller is required to do by law – Properly affixing the Water Heater, and making sure the Smoke Alarms and CO Detectors are in place and working.
