Why Should I Mow The Grass? Let The Buyers Do It.
I've said it before, it's a shame that the offer and closing are separated by so many days. Soon all the euphoria of a signed offer gives way to the stress of moving. Before you now it, that spirit of cooperation has went the way of Crystal Pepsi and Saturn Automobiles. Let's take a look at seller responsibilities prior to closing.
- Have All Negotiated Repairs Completed-- Leave a copy of the receipts in a folder on the counter. And this means ALL agreed upon repairs, not just the ones Uncle George could do on the cheap.
- Leave All Utilities On For The Final Walk-Thru-- To save a few quarters, owners will sometimes sharp shoot closing and turn the lights off early. And yes, I have seen closing delayed while the utilities were turned back on.
- Mow The Lawn-- Want to have a rough closing? Let your yard turn into a jungle. The home needs to be in the same (or better) condition as at the time of offer. And this includes the lawn.
- Don't Steal The Fixtures-- The fixtures come with the house, which you agreed to sell for the negotiated price. So yes, what you are doing is dishonest.
- Clean The Pool--The water should look as inviting as the day the offer was written. The only green water should be in the septic tank...
Remember how excited you where the day you moved in? That's how happy we want the new owners to feel. Take a little time, and do the right thing.
