What Happened in the Carlsbad Real Estate Market in July

 

Carlsbad Homes and Condos for Sale, and Properties for Sale in Carlsbad CAThe Carlsbad real estate market continues to change, and the statistics for July show several shifts from last month. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

 

Media reports speak in general terms, and not about the local Carlsbad housing market, especially one that is shifting as ours is. In July 2014 there were 150 Carlsbad homes sold (92008, 92009, 92010 and 92011), down 7% from June sales.  Here’s what happened:

·     The overall number of Carlsbad home sales in July declined from June levels, the 1st decrease following 5 consecutive monthly increases but we saw more attached home sell in July than in June. although only modestly so

·        24% of the transactions were cash buyers

·    Average sales prices dropped for detached homes, but increased modestly for attached homes

·      Buyers, on average, purchased their homes for 2 - 4% off the asking price but with some homes selling at and over list price

·       Days on Market rose modestly for both detached and attached home sales

 

There were 23 properties (5% of the total) in Carlsbad at the end of July with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders). These homes are technically still available but some listings may not allow more showings or be accepting more offers.

Condos for Sale at The Villas at Calavera Hills in Carlsbad

There were 468 Carlsbad Homes for sale at the end of July (up by 18%), the 6th increase after several months of decline. This represents an inventory of 3.1 months for attached homes (up from 2.7 months last month) and 3.3 months for detached (up from 3.1 months last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be very competitive for buyers, and remains a strong sellers’ market.

 

In July more new listings came on the market than in June (274, up 21%). Similarly the number of homes going pending in July increased by 6% to 142.
