San Antonio apartment living has benefits. The commitment you and the landlord have has an agreed upon beginning and end, usually 12-24 months. While it can go past the agreed period if there is agreement, the renter is free to move to another location, after completing the commitment.

Here are some benefits to buying your home:

  • Financial appreciation and equity build up( it will be worth more later, keep up the maintenance)
  • Mortgage Interest Deductions for your tax burden
  • Noise-if you live downstairs, in an apartment you may experience the phenomena of heavy walkers, rump shakers, and sounds from neighbors in adjacent units. You may not like what you hear either.
  • More latitude in decorating
  • Get a mortgage with a fixed rate and your principal payments will never increase through the life of the loan. Rental rates tend to increase every year.
  • Pay off the mortgage and the home is yours or pay rent for life and keep paying and the rental will still belong to the landlord.

Wayne, I like the concept a whole lot and good luck. Apartment rents here are a lot higher. I am not sure with price increases I could guarantee a payment with all costs included would be below rent even with high rents. Cheap homes are a thing of the past.  I always say renting amounts to you paying another parties mortgage payment. I like your approach and guts..

Wayne clearly you do the numbers and then add the Tax benefits...clearly Renting is not a good Business decision. On a side note I have never heard Renters earning equity on their leased homes...but I did hear "rent increase" as part of their fears and inevitable facts of life...Endre
