Waverly Ave, Newton

Waverly Ave, NewtonTake a moment and look at the Active Average Listings Sales Price Sq/Ft and then the Average Sale Sq/Ft.  The key in today's market is to price your property so that you create value which brings the buyers. The buyers create the upward market right now.  Those people who still hold on to pricing something higher and accepting a lower price to sell are missing out on the opportunity of today's market.  Market's change and so should your strategies change.

Single Family Expired Listings: 12    Avg. Liv.Area SqFt: 3,752.58     Avg. List$: $1,525,333    Avg. List$/SqFt: $399     Avg. DOM: 69.42

Single Family Canceled Listings: 4    Avg. Liv.Area SqFt: 3,099.00     Avg. List$: $1,248,475    Avg. List$/SqFt: $375     Avg. DOM: 57.50

Expired and Canceled listings always have a story. The agents wasn't good is the typical refrain, but it can easily be the Seller. A Seller who demands a high price for their home and then blames the agent when no one comes to see the house is not understanding the market. This is the agents fault for not explaining it in understandable terms that allow the property to go back on the market and sell.  Work with professionals and be more successful, safe and secure in the process.

Larry, interesting how the square footage drops as you go through the categories; active, pending and sols. Enjoy your day!

David, Jim and Wayne, thanks for stopping by and commenting.  I have a property coming on the market in this town very soon, we are staging it now.  I am particularly interested in all aspects of the statistics in the over $2 Million range. There is a lot of luxury property in this town and there is discussion about the makeup of the town changing because of the tear downs being replaced by very large and expensive houses.  Stay tuned, there will be lots more on this.
