During the consult, we walk through the house discussing each area. It is important to recognize the difference between living in the home and selling it.
We put a plan together that recognizes:
- red flag issues for buyers. Repairs are necessary to create a sound product that the buyers will feel comfortable buying.
- upgrades or updates buyers will be looking for in a house. For example, changing light fixtures can make a big difference in how an area is perceived.
- the need for good traffic flow. Good traffic flow makes a home feel more comfortable.
- the buyer's desire for good storage. Buyers want storage in cupboards, closets and basements that will fill their needs. If it doesn't work for you it won't work for them.
- that buyers want spacious rooms. This is where proper furniture placement comes in.
- natural light is important to buyers.
- that buyers want to do as little as possible. Your home needs to look 'move-in' ready.
- the need for your home to compete with the other similar homes on the market.
Often, clients don't know where to start on the plan. It is part of my job to prioritize for them.
