As a Listing Agent, there is a lot I can do to help you prepare and price your home for sale.  In fact, let's count the ways:

  • Whole house  - including the exterior and yard - assessment of condition
  • Recommendations on clearing and storing clutter
  • Complimentary staging consultation to present your home at its best
  • Professional help in choosing paint colors and other items
  • Online marketing and advertising
  • Local print advertising
  • Broker's Opens and Open Houses (at your discretion)
  • A comparative market analysis to help determine the best price

...as well as a whole host of other details, like signage, lockbox, etc.  

Yes, there is a lot I can do help you prepare your home for sale.

But what about those things I cannot do?  The things over which I have no control?  Things like

  • List price (that really is your decision)
  • Keeping house clean & clutter free, lawn mowed/leaves raked/snow shoveled
  • Location, location, location
  • Market conditions

Trust me, I want your house to sell as quickly and for the best possible price just as much as you do.  Sometimes, I may even want it MORE than you do. 

At the end of the day, though, while I promise you I will give you 100% of my absolute best effort, I cannot over come the items not on my list. 

I cannot overcome a lagging market.  I cannot make people look at or buy your home.  I can always keep you updated with what's going on the market, what has sold, what new listings have come on and what has gone under contract so you can see for yourself how your house stacks up to the competition. 

I can only help you present your home at its best, market the heck out of it and hope buyers not only come to see it, but like what they see.

I just cannot make the market be more than what it is.  

Although I truly wish I had the magical super powers some sellers think I have,  the truth of the matter is, I just don't.

And I'm not selling widgets.  Buying a house is for most people a big deal and a big decision.  They are not going to buy a house they don't like in the wrong location simply because I "sell" them on the idea. 

I can do a lot of things - and do them very well - but I cannot  make anyone buy your home.

Excellent point. I tell my clients that with the proper staging, marketing, and pricing I can get those prospective buyers into the house BUT I can't make them buy it.

I agree with Mike...this is a prefect script for a meeting with a seller. Most sellers will listen to you and take advice but there have been a few that Really needed something like this to read..

Excellent information.  We can only control what we can control and the intangibles need to be explained to the seller and from there we can help position them for an offer. If they take the advice.

You do control the list price if you walk when the one they pick is too high, not going to move it out scout. You and I are the real estate professionals that eat, breath, think real estate. Set the expectations. Don't take overpriced listings, let other agents do that. And show back up, double back around for the six months or year later when it runs out. And you wave at them as they grimace, take down their sign on the bloated priced property. You plant yours.

It's true, there are so many things beyond our control that impact the sale of real estate, such as weather, the economy, etc. But sellers really do have more control than agents - such things as property condition, access, price and terms... If they don't follow our advice (or if our advice is "off"), it may stay on the market.

Upon selling, we are only limited to stick as much to the truth, sellers will always have to do their share too. listing a house with a lot of extra descriptions is an overkill :)

I have regretted taking listings from sellers unable to keep house clean and complete staging.  In the end it comes together... but it sure is a long counseling session.  I think we are constantly selling everybody..... selling the seller on the process to get it done is usualy the most work!  Great post!

Susan, very good list. It is the seller's decision on the price. That said it does not matter what they think it's worth, what I think it's worth, or what they need to get. All that matters is what someone will pay for it.

Susan- well said.  An agent can only do so much.. such as provide professional advice, but you can't control the location or the market.  Nor can you control the seller's role in making sure their home is in "show ready" condition!
