Braemar Property Values:  September-October 2014 (Heritage Series)

Residents of Braemar are bracing for a long, cold winter.  Seems those artic temps started much sooner than typical for the area.  But what are they to expect of the Braemar real estate market?  We can only Yardley in Fall (Bristow, VA)glean information by looking at the recent activity.  In this edition of the Braemar Property Value Report we'll look back at the months of September and October to see what happened with sales in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were four Heritage Series homes that sold between September and October.  Three were Yardleys, the other was an Exeter.  The high sold price was $480,000 and the low sold price was $424,000.   The average of all four is $448,200, which is our new average market value for Heritage Series homes.  This is over a 2.5% increase since last report and nearly a 3.5% increase since last year.

If you placed your Yardley or other Heritage Series home on the market, priced to current conditions,  you could expect to be under contract in an average of forty days.  You could also expect a buyer to ask for an average of less than 1/2 of 1% in closing cost help.

Do you find, Chris Ann, that when it gets colder in Northern Virginia that people stop looking at homes? It seems like your days on market are about double at the moment, but at least buyers who are out looking are serious. Otherwise, they'd be shopping at department stores.

Elizabeth:  Not as much as you'd think.  Our days on market started to increase in the last two months of summer.  Buyer demand waned.
