I put up my sign and installed my lockbox without a signed listing agreement.  Find Your New Cobb County Home

I met with the seller on two occasions and we went over the process of selling a home, agreed on a sales price and hammered out the details for arranging showings.

Now there's another agent calling me to come and take down my sign!

WHAT THE HECK IS HAPPENING HERE???

I thought the seller and I had really bonded and we had two great meetings.  I'm so confused!

Boy, I bet I really had you going with that one!

I am so funny sometimes, I crack me up!

Now, what's the point of this little exercise?

As ridiculous as that scenario may seem to everyone, it's the SAME SCENARIO that we see played out here every week on AR with agents not bothering to get a SIGNED BUYER BROKERAGE AGREEMENT.

(If your state doesn't have such a thing or it is not used in your market, then disregard this post!)

Having a meeting with someone and talking about real estate and their real estate goals and how wonderful you are and how much you can help them and how excited you are ...AND RUNNING THEM ALL OVER TARNATION looking at property for two days...

IS NOT THE SAME THING AS SIGNING A CONTRACT WITH THEM!

Apparently this is a very difficult task for many agents.  Let me help you bring yourself up to the task:

1. This agreement is part of your JOB
2. It was created to protect you and to communicate the nature of agency to your client
3. It's not scary to the buyer
4. It can be written for as long OR short of a time as necessaryBuyer Brokerage Cobb County
5. It creates value in your professional standing
6. It outlines how you will be compensated (PAID!)
7. It demonstrates your ability to follow standard practices
8. It conveys your business acumen
9. It creates confidence in your client that you will be responsible to them as a professional
10. It gives the client access to your professional advice (which would otherwise be withheld)

Now, go forth with your BUYER BROKERAGE AGREEMENT, gather all of the participating parties together, go over the agreement with them paragraph by paragraph and then...

HAND THEM A PEN!
