The Seeds for 2015 Have Been Planted This Month

If you aren't in real estate, you probably think that the end of the year is a slow time of year.  We may not crank out the hours that retail employees do this time of year, but I can guarantee you, it is not a dead zone by any means.

Today, I got the key to a home I'm listing for an estate sale.  I was also hired to negotiate a Short Sale listing by a team I respect very much.  Again, that happened today.  And one of my mentees is writing an offer on a home that she showed today.  And an agent I trained two years ago called Christmas Eve with questions on a contract her seller had accepted that day.

If you don't want to work around the holidays, you don't have to.  But if you want to make a great start in January, you had better not clock out for the month of December and then blame the holidays for making your business slow.  There are opportunities around us every day.  The difference between those who take them, and those who don't, is a willingness to work.

I have always thought that this of the year was a stellar opportunity to pick up business, because the majority slack off.  This is especially true in commercial real estate, where we rarely worked on weekend.  However,  almost every year that we had been in the business, we closed several deals that gave us a nice boost as the year began.  A

I allowed myself a few evenings the past week to attend holiday parties and of course I took time out Christmas Eve and Christmas day to spend it with my family but other than that it's been business as usual. I'm still getting all my marketing and advertising in the mail per usual and I'm still fielding phone calls and setting appointments as always!

I met on agent on Tuesday afternoon doing he was doing an Open House ;  his sign caught my attention.  I thought that it would  be something for one of my customers who is looking to move into the area.  This agent conducting the Open House said that since he had the keys to  this house was vacant house and phones were not ringing  he decided to spend a few hours doing an open house.  While I was there he had ten people who saw his sign and  viewed the property.

Michele:  I hosted an open house with a new agent two weekends before Christmas and I was stunned at the number of people through.

I got a request to see a property of Christmas Eve. The showing was declined until tomorrow but I'll be showing then. My final closing of the year is on Tuesday on a contract I got Dec. 7. It's been a busy month with closings already lined up in the new year.

Hi Chris Ann -- those self-fulfilling prophecies will certainly come true if you sit back and think there is no business during the holiday season.  I continue to hear agents tell me there is nothing happening between Thanksgiving and New Year's.    Yikes!

I can take a listing and sell it regardless of where I am in the world, and have done it from remote atolls in the South Pacific. Fortunately, this year, so far knock on wood, everybody is saying they will wait for me to return in mid January.

Tammie:  I've got my last closing of 2014 on December 29th.  Have a Short Sale under contract, another few listings coming up and some partnered deals using my Short Sale negotiation skills.

Michael:  Every year it's the same old song and dance.  The usual suspects are holding up the water cooler and complaining about how slow it is during this time of year.  We surface and they ask if we've been on vacation because they haven't seen us and are shocked we are closing business.

Chris Ann, I've been working my butt off in December, and I think it's going to pay off.  There is something great about going into the new year with some great stuff already on the books.  And I like the idea of behaving like we were retail workers.

Pat:  I don't think I'd ever want to work retail holiday hours again, but staying busy through the holidays and not taking the month off is the best way to keep momentum going into January.

You are exactly right! Many think it is a time to take the month off..not if you want to have a good start for the first quarter!! I just negotiated an offer on a listing Christmas Eve Day..and negotiated an offer on my new listing Saturday Dec. 27th! Two good sales in the first quarter! Some people don't believe homes sell in December..not true!
