What's My Fieldstone Farms Home Worth? 2014 Annual Review

Fieldstone Farms home sales did very well in 2014. While the number of homes sold saw a 10.8% decrease from 138 homes to 123 homes closed, the average home prices actually rose 4.8% from $328,750 in 2013 to $344,568 in 2014. The average days on the market dropped from 58 days to 48 days, a 17% decrease.

Fieldstone Farms inventory remains low with less than one months supply of homes on the market. Sellers still have the upper hand in negotiations. Buyers should be prepared to offer close to list price if a home is priced at market value. Of the twenty homes currently listed, eleven are already under contract. This bodes well for Fieldstone Farms home sellers.

What's My Fieldstone Farms Home Worth? 2014 Annual Review

The housing inventory is extremely low in Franklin right now. Fieldstone Farms homeowners who are contemplating a move should take advantage of the reduced inventory. Remember, when inventory is low, prices go up. That's exactly what we've seen happen over the last two years.

While analysts are predicting home sales to continue to rise in 2015, much will depend on the housing inventory available. Buyers are waiting for homes to come on the market. Why wait until the Spring selling season?

According to the National Association of REALTORS®, 92% of home buyers begin their search on the internet. Buyers will visit the most indexed websites on the internet including national portals.

Once they get to these sites, you want your home to stand out against the competition. Real estate marketing is not only about being found on the internet but making a lasting impression once you're found. This is achieved by using professional photography, video tours and blog posts that go way beyond the average MLS listing most agents use.

When you market your home with TW Realty Group, you are assured of a dominant internet presence. Through the use of social media and blogging venues like the popular real estate network ActiveRain.com, we drive internet traffic from the entire country to your property. Very few agents use these tools effectively or have enough of an internet following to make a difference.

Most importantly, your home will be found in the internet search engines. Everyone is using Google these days to find homes. When they conduct a search, buyers not only find our website but a variety of other venues we use to market your property. Our goal is to expose your home to the masses. Many agents may not even have one real estate website, we have several sites including a single property website, driving traffic to your home.

What's My Fieldstone Farms Home Worth? 2014 Annual ReviewIt is this type of marketing along with our determination to get every house we list, sold. That's right 100% of our listings have sold in the last two years. Aren't those the results you're looking for?

Your property will get maximum internet exposure, whether you're selling a $100,000 condo or a million dollar house.  Many sellers think all real estate agents are the same, that's just not true. Hire the agents who will get your home sold in the least amount of time for the most amount of money. Call TW Realty Group today at (615) 495-0752.

Good morning Tammie. I do have to agree with Joe that this is a very detailed report. I'm hoping that the new year and the low interest rates start moving people off the fence. We do need good inventory.

I have the ability to send those types of CMAs through our MLS but I've never used it that way, and now after reading your blog I'm beginning to see the value. Especially if you get a lot of requests. Takes up a lot of time for an agent to accurately access and half the time they're just curious.
