Month of Dec. 2014 – December showed some revived intensity. Average sales price of $286.3K exceeds prior year by nearly 14% and beats the current YTD average of $273.4k by $12.9k. Median sales price was even stronger finishing 17% ahead of one year ago. Unit sales volume of 25 exceeds predictions by one unit, but is still 7.4% behind last year’s totals. Other categories of Low and High sales also exceed last year by 2.4% and 8.7% respectively.
Looking ahead to January 2015, there are 21 re-sale homes currently contingent or under contract/pending, compared to last year’s 24 sales in Jan. 2014, so Jan. 2015 may fall short of last year’s unit sales volume.
Year-To-Date Dec. 2014 – December’s strong showing has eased the market softness we experienced in the fall. Sales prices in all categories of homes finished the year up across the board, with Median prices leading the way with a 17.7% increase based on a price of $259,000 vs. $220,000 one year ago. Unit volume total is still troubling, down 25% from one year ago with 345 units sold.
There are now 7000 homes in Sun City Texas. A sales volume of 345 results in a 4.9% annual turnover in 2014.
